Most streets in the Lower East Side of Manhattan are filled with 15’ wide tenement buildings dating as far back as the 1880s. However, the one-block stretch of Attorney Street between Delancey and Rivington Streets was once a more industrial setting, lined on the west side with an old brick factory converted into apartments, two newer residential buildings, and a series of crumbling brick garages. Developer Morris Platt, in conjunction with Marin Architects, has planned an infill project located at 91 Attorney Street.

The future eight-story brick apartment building is spread across 29,337 sq. ft. of residential space, with rental apartments at approximately 666 sq. ft. The gross area for this new residential building will be approximately 31,800 sq. ft., which includes the 4,500 sq. ft. cellar.

Marin’s services include architectural services and design, mechanical and structural engineering, architectural construction administration services, civil engineering services, and NY Building Department compliance.

Based on the approval of Marin’s Schematic Designs, Marin prepared Design Development Documentation illustrating and describing the development of the approved Schematic Design documents. Municipal Compliance was achieved through NYC Department of Buildings for the filing of Sprinkler, DEP Cross Connection, Builder’s Pavement Plan, Demolition, Fire Alarm, Site Improvement, and SOE applications.
