Formally home to the renowned Gucci headquarters, 685 Fifth Avenue has been reimagined as the Mandarin Oriental Residences, Fifth Avenue—a collection of 69 luxury turn-key residences that reflect the sophistication and service of the Mandarin Oriental brand.

Marin Architects served as the architects for this 29-story conversion, which involved a renovation and vertical extension of an existing 20-story building. Originally constructed in 1926 as a steel and concrete office building, the structure underwent a significant addition in 2000. In its latest addition, Marin Architects carefully converted 15 existing floors into luxury residences while introducing eight new floors and a mechanical penthouse.

The residences offer a fully furnished experience with curated amenities that include a spa, gym, residents' lounge, rooftop deck, and pool—all designed to provide comfort and exclusivity. The lower five levels remain dedicated to retail spaces, maintaining the building's connection to the vibrant commercial landscape of Fifth Avenue throughout construction.
