The renovation by Marin Architects at 155 Canal Street brought together two disparate clients, a bank and a medical imaging office, into a three-story space with storefront space and entrances on both Canal and Bowery Streets. This steel and concrete building received a renovation of the 30,000 sq. ft. interior to accommodate both tenants.
The medical office was fast-tracked in order to expedite its occupancy. Due of the nature of the construction necessary for the two tenants, coordination between structural, mechanical, and electrical for the multiple stages of construction was required
The corner at Canal and Bowery houses the bank while the medical imaging office sits at the easternmost corner of the building along Canal Street. The bank’s footprint includes the basement and first floors, with the medical office utilizing the remaining space. Vertical circulation was provided using the existing stairwells and elevators.
Although the exterior was not modified, Marin Architects worked the plan of the medical office into the existing space. The large black, stone-faced, vertical band on Canal Street provides a visual separation between the entrances of the individual tenants. On the other hand, the continuation of the brushed, horizontal, metal cladding on both sides of the black stone band provides visual continuity across the facade.
