This six-story building features retail on the ground floor with luxury condominiums from the second floor up. Marin worked with COOKFOX Architects to realize this project.
This L-shaped building with entrances on both Wooster and Broome streets posed a unique challenge not only because of the unique shape, but also because of its age. The cast iron and heavy timber construction needed substantial reinforcing to account for foundation settlement. Additionally, the foundation structure was required to support the addition of a penthouse which meant additional structural calculations and design. The unique design, however, allowed for two independent ground-floor retail shops and multiple residential units per floor.
To complete the project, Marin Architects coordinated documents between the Department of Buildings, New York City Planning Commission, NYC Landmark Preservation Commission, NYC Office of Environmental Remediation, and the Office of the NYS Attorney General.
