Near the bucolic campus of Fordham University, is the old Italian-American neighborhood, Belmont. The lot on 4720 Third Avenue, between East 188th and East 189th Streets, is a former Sears Auto Center undergoing a conversion as a Western Beef supermarket with plans for 159 apartment-style dorms for Fordham University above.

As a joint project with another firm, Marin Architects was responsible for schematic design and design development, as well as façade design, for the 60,500 sq. ft. retail portion of the building.
