Marin Architects transformed 348 West 14th Street into Ultimate 348, a modern mixed-use development that integrates ground-floor retail with condominium offices on floors two through six. This project involved a meticulous upgrade of the existing wood joist-framed structure to meet New York City's stringent building codes, allowing for the addition of several new floors while reinforcing the original framework.
To enhance its architectural presence, the outdated brick façade was replaced with a sleek glass and steel exterior, creating a striking contrast with the surrounding red brick and white stone buildings while preserving the neighborhood’s historic charm. Internally, the space was overhauled to foster dynamic retail and office environments, incorporating sustainable materials and state-of-the-art HVAC, electrical, and plumbing systems.
The renovation introduced high-end pre-built office suites, each spanning 2,970 rentable square feet. These column-free layouts feature floor-to-ceiling windows that flood the interiors with natural light from three sides. Additional design highlights include 16-foot-6-inch double-height ceilings, oak wood flooring, open-style pantries with premium appliances, Sonos speaker systems, and access to a beautifully designed shared rooftop space. The building also boasts a prominent 15-foot frontage, further solidifying its presence in the vibrant Meatpacking District.
A key aspect of the project was navigating the complexities of regulatory compliance, securing all necessary permits and approvals to ensure full adherence to local standards.
