Marin Architects proudly introduces 170 West 225th Street, a 12-story mixed-use residential structure located in the Bronx. This modern development spans 115,000 square feet with 86,498 square feet of zoning space, and includes 78 residential units. In addition to housing, the building integrates community facilities, with 3,500 square feet dedicated to the Water of Life Church and community center on the first floor.
Designed for Timber Equities, this project offers residents a variety of premium amenities, including a gym, business center, and recreational rooftop, all of which contribute to a well-rounded urban lifestyle. The building’s façade combines modern brick, EIFS, and metal panels, creating a contemporary look that stands out in a neighborhood largely defined by 1990s-era buildings. Horizontal design elements give the exterior a unique identity, reshaping the street’s architectural fabric.
One of the key challenges in the design was balancing the needs of both residential and community functions. Marin Architects addressed this through efficient space planning and innovative design solutions, ensuring that the building serves both residents and the surrounding community.
Inside, the apartments feature luxury finishes, along with conveniences like laundry facilities and public spaces, including rear yards. Durukan Design’s involvement in the interior design ensures that the spaces reflect both style and functionality.
Set for completion in Summer 2025, 170 West 225th Street will be a bold new addition to the Bronx’s evolving skyline, offering residents a modern, comfortable living environment while enhancing the neighborhood with a fresh architectural perspective.
