Continuing its work with The Stagg Group, Marin has designed a mixed-use structure on Van Cortlandt Avenue in the Bronx slated to be completed in 2019. The Stagg Group is very active in developing residential buildings in the Bronx and looks to attract the increasing number of New Yorkers who have been priced out of Manhattan or Brooklyn.
This 13-story building features residential units as well as a community facility in the basement and the site needed to maximize the number of apartment units while staying within New York’s Housing and Preservation Development (HPD) requirements. While still in the Construction Document phase, the building will house 163 units with over 5,000 square feet of community space.
The Van Cortlandt building is situated on a site that is in close proximity to two MTA subway tunnels. One of the tunnels runs directly under the proposed building. This obstacle requires significant coordination between the various permitting agencies as well as particular attention paid to structural design and construction.
Additionally, to expedite the construction process, a Girder Slab System was used in place of the more traditional concrete/precast block system. This system uses off-site precast components to decrease construction time. It combines a lightweight structural steel system with composite floor and ceiling slabs. Its low profile is ideal for the relatively low ceiling heights of high-rise residential buildings and the underside of the slabs is unobstructed leading to ease of mechanical and electrical design and placement.
