3595-3599 Broadway is a 12-story mixed-use building which is part of a community redevelopment project spearheaded by Columbia University. This commitment to redevelopment aims to provide affordable housing for residents living in the area of Manhattanville in West Harlem, where Columbia has built a campus extension.

MAP Architects was the designer and applicant of record for the building. Working with MAP, Marin Architects acted as the expediter for the NYC Department of Buildings, DEP, Fire Department, and DOT for filing, approval, construction permits, and sign-off. Extensive coordination was required between Marin and MAP for this $35 million project.

In addition to our role as expediter, Marin Architects also was the designer of the three-story Meeting of God church which relocated from the adjacent building. The design of the Meeting of God church utilizes lighting and finishes to create a brightly lit, inspiring space that is housed within the atypical interior location.

This unique building includes a Housing Preservation and Development program for 24 apartment units, as well as the church which occupies a 7,000 sq. ft. space in the basement, first and second floors of the building. Additionally a 1,500 sq. ft. retail space is included as part of the ground floor programming.

A plank and steel structure, the 60,000 sq. ft. building was completed in three years. All residents had to be moved into the site, from other community-sensitive in-development sites within this time frame.
